Ey up! I’m Harry – a Mortgage and Protection Advisor based in Barnsley, South Yorkshire.

I started in the property industry in 2015 and soon realised why buying and selling houses is one of the most stressful things you can do!

Our Process

Step 1 - Get Prepared - Free Initial Chat

We’ll have an initial chat to understand your plans and aspirations then run through your facts and figures to check your affordability and any criteria we need to work around. I’ll also explain the house buying process, the different types of mortgages and protection policies available and the costs of moving.

Step 2 - Mortgage in Principle

Once I’ve narrowed down the most suitable lender for your circumstance I  will approach them to obtain a mortgage in principle. A mortgage in principle is a certificate from the lender showing how much you’re able to borrow, this is usually valid for 3 months.

Step 3 - Make an offer

Find a home you love and then make an offer. When your offer is accepted the estate agents will need to see your ID, agreement in principle, proof of deposit and solicitor details. Then they can market the property as Sold Subject to Contract (SSTC).

Step 4 - Full mortgage application

At this stage, I’ll run you through the mortgage deal including the monthly payments and the terms and conditions. Then, I’ll apply for the full mortgage application. The lender will need to see your documents and do a mortgage valuation. Click here for more information on mortgage valuations.

I will also submit your protection application at this stage to make sure you’re fully protected!

Step 5 - Instruct a solicitor

You will need to instruct a solicitor to take care of all the legal work. They will apply for searches and raise enquiries with the vendors (the seller) solicitor. This process usually takes around 8-12 weeks.

Step 6 - Mortgage Offer

After the lender has underwritten your application and approved the property they will then issue the mortgage offer which is usually valid for 6 months.

Step 7 - Property survey

This is optional but you may want to arrange a survey for peace of mind. There are different levels of survey available from home buyer reports to full structural surveys.

Step 8 - Exchange Contracts and Completion

Once your mortgage is offered, the legal searches are back and enquiries are satisfied, it’s time to arrange a date for exchange and completion. On completion you get the keys to your new home!
